It is very important to us to understand what you expect from us and a brokerage firm. We believe in service first.

Up Front ;

  • We can help most anyone with the exception of those working with a relocation company. Relocation companies normally dictate which agent you are to use in both selling and finding your new home. In the past we have done a lot of work meeting, researching, showing, e-mailing, providing information on areas and properties, and preparing competitive market analysis, only to have a property sold or listed by another associated with the relocation company. We do sell our listed homes and those listed with others that do work with the relocation companies. Referrals are accepted from licensed real estate companies as long as they are compatible with our policies.

That said;

During our first meeting we will explain real estate agency and how it works (real estate agency ). We will then go over with you what is involved in selling your new home and answer any questions you may have.

We will also go over the required disclosures, explain home inspections, explain sales contracts, closing cost, closing procedures, and financing alternatives at this time.

We understand that when you decided to sell your property, that you are looking for several things.

    out of town and are not generally available for advertising to the public)

  • We cannot help you with a home shown to you by another agent. It does not matter what relation we have with you.

That said:

During our first meeting we will explain real estate agency and how it works (real estate agency ). We will then go over with you what is involved in purchasing your new home and answer any questions you may have.

We will also go over the required disclosures, explain home inspections, explain sales contracts, closing cost, closing procedures, and financing alternatives at this time. If you need and have not talked to a financial company about financing, we will recommend several for you to choose from.

The next step is the assimilation of property information based on your requirements. This information can come from the following sources:

  • Eric Gleaton Realty, Inc. Inventory of listings.
  • Properties of other real estate companies threw the Multiple listing Service.
  • Property listings that have expired from listing status.
  • "For Sale" Adds.
  • Lists of acquired properties (Foreclosed).
  • Calling "For Sale By Owners"
  • Researching ownership.

The good part comes once we go over the available inventory. This is when we go look at them and really find out if we are on the right track.

Once you have decided on a home to buy, we will draft a sales contract and go over it with you. Once you are satisfied we will present your offer to the cooperating broker or the owner. We will communicate your interest and concerns at this time. We will follow up with the negotiations.

Upon acceptance of an acceptable contract by both parties, we will follow your transaction through to closing, assisting you and communicating with you along the way. We will accompany you to the finance company if you desire. Just prior to closing we will schedule an inspection tour of the home (this is when we make sure that everything is in normal working order and that any contingencies have been taken care of).

We will review the closing papers at or just before closing to make sure that everything is in order.
